About Mantaray Marina
The Mantaray Marina is the Gold Coast's newest marina and its most ambitious: a 67-berth boutique superyacht facility forming the centrepiece of a $400 million mixed-use redevelopment at Village Centre South on The Spit, the sand peninsula separating the Broadwater from the Pacific at the northern end of the tourist strip. Developed by Gordon Corp, led by Tim Gordon, in partnership with Bruce Mathieson's Mathieson Group, it is the first marina project for both shareholders and the first major development delivered on The Spit since Palazzo Versace and Marina Mirage more than 25 years ago. It is also the first project to come out of the Queensland Government's 2019 Spit Master Plan, which caps new buildings at three storeys and reserves much of the peninsula as public open space. The marina precinct combines the berths with 24 luxury residences, a retail plaza and a new public boardwalk linking the Broadwater to the ocean beach, and its signature structure is the Mantaray Club, a two-storey floating lounge and bar built off site and barged into position, billed as the first of its kind in Australia. Construction was reported 95 per cent complete by late 2025, with an expression-of-interest campaign for berths closing in February 2026 and the marina on track to open in May 2026 under marina manager Luke McCaul of Zeal Marinas. The project should not be confused with the former Mariner's Cove site further along Seaworld Drive, which is separately earmarked for a Ritz-Carlton redevelopment. The developers describe the 10,000-square-metre landholding plus 13,000 square metres of dedicated marina water as a once-only site of its kind on the peninsula, and the low-density layout, with private pools and a 40-metre resort pool for residents, is deliberately pitched at the top of the market.
Marina facilities
The 67 berths span 10 to 60 metres, with 20 dedicated superyacht berths including one 60-metre and six 46-metre pens, and the design targets Platinum Gold Anchor accreditation. Deep-water access is year-round via the Gold Coast Seaway, giving immediate ocean passage without bridges or bar constraints beyond the seaway itself. Berths are offered on short and long-term leases through the marina office, with the concierge team, led by a manager with more than a decade of superyacht experience, arranging provisioning, in-berth food and beverage, courtesy cars and itineraries. Marina infrastructure includes high-speed fibre internet, 24-hour security, vessel storage and crew amenities, plus a landside Captain's Lounge with meeting rooms and private event space. Because Broadwater environmental rules restrict heavy in-marina work, on-site activity is limited to detailing, interior maintenance and minor technical work with approved trades; the marina instead operates as a service hub for refit and maintenance, coordinating haul-out scheduling, vessel delivery, trade access and parts procurement with the major Gold Coast yards at The Boat Works, Gold Coast City Marina and the Coomera marine precinct. The Mantaray Club floating lounge, 1,100 square metres over two levels with a restaurant and bar below and VIP space above, serves berth holders and the public, while the membership-based Mantaray Club concierge program layers full-service benefits on top of berthing. Rates are quoted on application through the EOI and leasing process. The concierge operation is designed to act as a single point of contact for international yachts unfamiliar with Australian processes, working alongside Australia's established superyacht agents. Environmental management has been built into the operating framework in line with Marina Industries Association practice, and the marina's arrival has been welcomed by the superyacht sector as relief for the national shortage of berths over 40 metres.
Local sailing knowledge
The Spit's geography does half the marina's marketing for it: the Broadwater on one side offers sheltered year-round cruising among the islands as far north as Moreton Bay, while the Gold Coast Seaway, with its sand-pumping jetty, gives direct ocean access minutes from the pens. Skippers should treat the seaway with respect on the ebb against a swell, and the Broadwater's shallows outside the marked channels catch out newcomers every season. From the marina, South Stradbroke Island's western anchorages are an easy run, Jumpinpin offers a wilder southward passage, and the Coomera River yards lie about 20 minutes upstream for haul-outs. Ashore, the precinct sits between the Sheraton Grand Mirage and Marina Mirage, with Sea World next door and the restaurants and chandleries of Main Beach and Southport a few minutes by road; provisioning for superyachts typically runs through the established Southport suppliers. The marina's backers are open about their strategic aim: to capture South Pacific-loop superyachts and domestic owners ahead of the Brisbane 2032 Olympics, adding capacity to a Gold Coast market where big berths have been chronically short. Locals will judge the project on whether the promised public boardwalk and plaza genuinely open the peninsula, but for the boating industry the equation is simpler, as 67 new berths with serious concierge backing change the options for large vessels on the south Queensland coast. Berth holders who want to stretch beyond the Broadwater can reach Moreton Bay in a day and the Whitsundays over a coastal passage, which is how the marina pitches itself to owners wintering in Queensland. The Spit's height limit of three storeys keeps the precinct low against the dunes, and the beachfront across the road gives crew a surf beach within walking distance of their vessel.
