About Kawana Waters Marina
Kawana Waters Marina claims a distinction no other Queensland marina can match: it is the oldest floating dock marina in the state, grown out of Lawrie's Marina, which was built in the 1970s when the Kawana Waters canal estate was first carved out of the wetlands behind Buddina. The marina sits at the head of the estate's main canal off the Mooloolah River, and its 130 berths occupy what regulars describe as the most protected and convenient marina on the Sunshine Coast, sheltered from every quarter and a five-minute walk from Kawana Shoppingworld. Its ownership structure is just as unusual as its age. Rather than conventional freehold or straight rental berths, the marina operates under a head lease held by Marina Owners Limited, a company owned by the berth holders themselves, and individual berths are sub-leased under that arrangement, which gives the place the feel of a body corporate crossed with a sailing club. The result is a notably close-knit community with a genuine liveaboard population, a community alcove with a barbecue, television and entertainment facilities, and staff who are treated as part of the extended family. Permanent berth holders dominate, many of them long-term residents who value the security gates and the short walk to shops, doctors and the library, while casual berths open up when residents cruise away. The canal setting means no wash, no swell and no surge, and for owners who want their boat behind them rather than in an open roadstead, Kawana Waters has spent five decades proving the model works.
Marina facilities
The marina's 130 berths take vessels up to about 23 metres, with power and water at the berth, secure gated access and on-site management reachable on 07 5444 1122 or through the manager's email. Berths are predominantly permanent, held under the sub-lease structure of Marina Owners Limited, and berth sales are transfers of those sub-leases rather than freehold; liveaboard arrangements are accommodated and are one of the marina's signatures, supported by the community alcove with its barbecue, TV and entertainment space where residents gather. Casual berthing is available when residents are away cruising, arranged through the office. Repairs and maintenance are handled both by marina staff and by the marine precinct immediately adjacent: Lawrie's Boat Services, which grew up alongside the original marina, operates a boatyard with a travel lift and hardstand and offers shipwright work, marine electronics, spray painting, canvas repairs and rigging, plus new and used boat sales, and chandlery needs are met in the same cluster, so haul-out, antifoul and refit work can all be done within a few metres of the berth. An on-water restaurant operates at the marina, giving berth holders and liveaboards a dining option without leaving the pontoons. What the marina does not have on site is a fuel berth; diesel and petrol are taken at the fuel facilities down the river at Mooloolaba, a short run away, and pump-out is likewise arranged off-site. The landside amenity that defines daily life here is Kawana Shoppingworld, five minutes on foot, which covers supermarkets, medical centres and pathology, pharmacies, banks, liquor outlets, government services and a library, a provisioning depth few marinas anywhere can match. Security, tranquillity and that shopping run are the three reasons people join the waitlist.
Local sailing knowledge
Getting to Kawana Waters means transiting the Mooloolah River entrance at Mooloolaba, a trained, dredged river mouth between rock walls that is workable in most conditions but should be treated with care in heavy easterly swell, when breaking waves can stand up across the bar; local practice is to cross near the top of the tide and keep to the marked channel. Once inside, the river is a sheltered six-knot run past the Mooloolaba wharf precinct, where the trawler fleet sells prawns and fish off the boats and the fuel wharf, restaurants and the famous surf club line the northern bank, and then up into the Kawana canal system for the final sheltered leg to the marina. The canals are strictly low-wash, and the whole estate is residential, so arrivals are quiet affairs. Ashore, Point Cartwright's headland and lighthouse reserve are a short walk for an evening leg stretch, the surf beaches at Buddina and Kawana are over the dunes, and the Mooloolah River National Park, some 830 hectares of wallum heath and paperbark forest behind the estate, offers bushwalking and canoeing in country that looks nothing like the canals. For cruising, Mooloolaba is a handy midpoint: north to Noosa and Laguna Bay is an easy day, south to Moreton Bay and Brisbane another, and the wide bay anchorages of the Sunshine Coast are all within reach. Kawana Shoppingworld handles every provisioning need a few minutes from the gangway, which is why so many liveaboards treat the marina as a permanent address.
