About Harbour Shores Marina (under development)
Harbour Shores is the marina that does not quite exist yet: a private berthing component woven into Lewis Land's 1.5 billion dollar, 16-hectare masterplanned community rising on Oxley Drive at Biggera Waters, directly opposite the Harbour Town Premium Outlets the same developer built in 1999. Lewis Land, one of Australia's oldest private developers and the creator of the Sovereign Islands and Ephraim Island, has held this site for decades, and it is routinely described as the last large greenfield waterfront parcel on the Gold Coast. The approved vision is a village of villages: more than 30 buildings across 16 stages delivering over 2,000 dwellings for some 4,500 residents by the mid-2030s, threaded with parkland, a 1.2-kilometre waterfront boardwalk and private marina berths giving direct boat access to the Broadwater. It is also the Gold Coast's first 6-Star Green Star Communities rated development, with solar power, rainwater harvesting, electric-vehicle charging and more than 200,000 native plants, and over half the site reserved as open space including a one-hectare public park called The Green. Construction began in mid-2024 with Goldings on civil works and Greyburn building the first homes; the first apartment building, The Waterline, reached full height in late 2025, the eighteen waterfront villas were poured by October that year, and first residents are due in late 2026 alongside The Club, a residents' amenity with lagoon pool, gym, yoga studio, tennis court and clubhouse. The marina berths themselves are marketed as an access opportunity attached mainly to the waterfront villas rather than a public marina, and their on-water delivery will follow the residential stages.
Marina facilities
Because Harbour Shores is under construction, its marina services must be described as planned rather than operating, and the developer has published less detail about the berthing than about the apartments. What is confirmed across the masterplan material is private marina berths along the development's 1.2 to 1.5 kilometres of canal and river frontage, described as the widest waterfront frontage on the Gold Coast, offering residents direct boat access to the Broadwater and from there to the Pacific via the Gold Coast Seaway. Berth access is tied to property purchase, with the eighteen waterfront villas in The Residences collection explicitly marketed around the opportunity for a private berth, and no public casual berthing, fuel dock, pump-out, travel lift or commercial marine services have been announced for the site; this is residential moorage in the tradition of the Sovereign Islands rather than a service marina. The landside amenity that berth holders will use is the community's own: The Club with its 25-metre lagoon pool, gym, sauna, yoga studio, tennis court and residents' clubhouse, a cafe, the waterfront boardwalk and The Green public park, all delivered with or shortly after the first stage. Security will follow the gated-community model with resident access control. For fuel, haul-out, chandlery and repairs, owners will rely on the established northern Gold Coast marine precinct a short run away: the Southport and Main Beach boatyards, fuel wharves around Mariners Cove and Runaway Bay, and the chandleries along the Broadwater strip. Sales are handled through Colliers with deposits from five per cent, and the sales display at Harbour Town provides the current berth and villa release information as stages roll out through the decade.
Local sailing knowledge
Biggera Waters sits on the western shore of the Broadwater opposite the Southport Spit, and the boating on the doorstep is some of the most protected in Queensland. From the Harbour Shores frontage a boat clears into the main Broadwater channel within minutes, with Wave Break Island's anchorage, the Spit's beachside moorings and the Southport foreshore all close at hand. North lies the quiet water of the southern Broadwater toward Tipplers and the Jumpinpin bar country; south, the canals and marinas of Main Beach and the Nerang River beyond. The one serious navigation task is the Gold Coast Seaway, the trained entrance between the Spit and South Stradbroke Island: it is a properly engineered bar rather than a natural one, but it still demands respect, with standing waves on an ebb tide against swell and heavy traffic at peak times, and newcomers should cross near slack water in settled conditions. Coombabah Creek and its mangrove conservation area lie just inland for kayak exploring, and the Broadwater's northern reaches hold good flathead and whiting. Ashore, the location is unusually convenient: Harbour Town's supermarkets, outlets and dining are across the road, the M1 is minutes away, and a light rail extension to Biggera Waters is on the long-range plan. The precinct's boating character will be residential rather than touristic, so expect neighbours rather than charter fleets at the berth. Speed limits across much of the Broadwater near marinas and anchorages are six knots, and Marine Park zoning applies around the southern islands, so check the rules before towing or crabbing.
