Berth owners here can step from a tower apartment to a boat in minutes, one of the few places on the coast where the lift-to-pontoon commute is measured in metres. Despite the residential wrapping, this is a functioning sailing club rather than a purely commercial dock. The squadron conducts club racing on the Broadwater, takes casual berthing for members and visiting race yachts, and co-hosts the annual Surf to City yacht race with Southport Yacht Club, an event that brings a fleet north from Southport each year and turns the harbour into a race village for the weekend. A full-time harbour master and marina staff attend seven days a week, and security is unusually tight for a boating precinct: camera monitoring, regular patrols, electronically locked gates and an entry event log recording every patron's access. The setting flatters the sailing. Clear of the marina entrance there are no bridges or height restrictions between the berth and the Gold Coast Seaway, and Wave Break Island and the southern tip of South Stradbroke Island lie almost directly ahead. The club likes to call itself the coast's best-kept secret, and while the phrase is marketing, the low profile compared with the big Southport clubs is genuine.
Marina facilities

Visiting yachts are accepted, particularly race crews around the Surf to City event, when berths are allocated jointly with Southport Yacht Club close to race day. The harbour is dredged to roughly two metres at low water, which comfortably suits production racer-cruisers and powerboats but asks deeper-keel yachts to plan movements around the tide. Marina staffing runs seven days a week, with the harbour master overseeing berth allocation, inspections and day-to-day boating needs, and the whole complex is secured by CCTV coverage, roving security patrols and electronically locked marina gates with a logged entry register, a level of control that lets owners leave boats unattended for weeks with some confidence. The squadron's licensed clubhouse serves as the social engine of the place, hosting members, post-race functions and visiting crews, and the racing program runs across the year on the protected waters of the Broadwater. There is no travel lift, fuel wharf or boatyard inside the complex; haul-outs, mechanical work and antifouling are referred to the Gold Coast's dedicated boatyard precincts up the Coomera River, and fuel is taken at nearby Broadwater fuel wharves. Power and water service the berths, and the residential towers contribute resort-grade amenities around the marina fringe. What the squadron sells, ultimately, is security, immediacy and club camaraderie rather than a full-service yard: a locked, patrolled berth a short walk from home, with a bar and a start line attached.
Local sailing knowledge
The approach to Bayview Harbour is one of the least stressful on the Gold Coast. From the Seaway, a yacht turns into the Broadwater and follows the marked channel north past Wave Break Island to the harbour entrance at S 27 55' 33, E 153 24' 55.8; there are no bridges, no locks and no speed-restricted creek crawls between the ocean and the berth. Inside, the shoaling is real: published depths are around two metres at low water, and the Broadwater's sand banks shift after floods, so newcomers should hold the leads and watch the tide, particularly on the run past the Runaway Bay canal entrances. The Broadwater itself is the local cruising ground, a broad sheet of sheltered water running north to Jumpinpin and south past the Spit, with lunch anchorages off Wave Break Island and South Stradbroke Island within half an hour of the marina. Runaway Bay and neighbouring Paradise Point supply the shoreside support: supermarkets, a shopping village, fish and chip shops and the Paradise Point foreshore parklands with their weekend markets and coffee strip. The Seaway, opened in 1986, transformed this stretch of coast by giving small craft a fixed, trained ocean entrance in place of the old shifting bar, and its rock walls are now a landmark every local skipper reads like a tide chart. Race crews arriving for Surf to City typically sail up from Southport through the Broadwater on the ebb, berth at Bayview and start the return leg from a line set in the main channel. For powerboats, Jumpinpin's bream and flathead grounds are an easy morning run north.
